Wellsprings Academies Fire Door Surveys & Maintenance
Wellsprings Academies operates a multi-site estate of schools with varying building types and ages. In late 2025, we were commissioned to re-survey fire doors across 21 sites with a focus on updating compliance data and identifying maintenance requirements. Fire doors in educational settings, much like in further education colleges, play a vital role in maintaining safe evacuation routes and protecting occupants in the event of fire.
Project Delivery
Re-Survey Programme:
The work involved systematic inspections of door sets across all academy sites. Given the operational nature of schools, access was managed collaboratively with site teams to avoid disruption to teaching spaces. Each door was assessed against criteria including structural integrity, functionality, hardware performance and sealing. We used industry-standard tracking methods to assign each door a unique reference, establishing a structured dataset that supports both immediate intervention and long-term asset management.
Maintenance & Remedial Works:
In 2025, a separate maintenance and replacement package was awarded covering six sites. This included remedial adjustments, hardware replacement and corrective work identified from the initial surveys. Parallel to ongoing surveys, this work ensured that priority fire doors were brought back into compliance while longer-term planning continued.
Replacement Pricing:
As the survey programme progressed, doors identified as beyond maintenance or requiring replacement were priced and catalogued. To date, this replacement portfolio totals £679,984 in scope, reflecting the level of intervention required to bring the estate up to expected performance levels.
